Surface Preparation and Restoration in Edinburgh
Our preparation services include wallpaper removal, textured-coating assessment, filling, sanding, drywall preparation and restoration of worn walls, ceilings and woodwork.
Paint cannot hide every surface defect.
Old adhesive, loose coatings, torn plasterboard paper, poorly filled cracks and uneven repairs can all remain visible through the completed finish. Unstable material can also affect how new primers and paints adhere.
We inspect the surface and identify what should be removed, repaired, stabilised or smoothed before painting or wallpapering begins.
- Wallpaper removal
- Lining-paper removal
- Removal of old adhesive
- Textured-coating assessment
- Filling cracks, holes and dents
- Sanding repaired and uneven areas
- Drywall and plasterboard preparation
- Removing loose or flaking coatings
- Preparing interior woodwork
- Restoring worn walls and ceilings
- Preparation before painting or skimming
We carefully strip suitable wallpaper and lining paper before assessing the surface underneath. Several layers, heavy adhesive and fragile plaster can increase the time and preparation required.
Remaining paste and adhesive are removed or treated as required so they do not interfere with subsequent filling, plastering, priming or painting.
Suitable cracks, fixing holes, dents and minor imperfections are filled and sanded to improve the transition into the surrounding surface.
Plasterboard joints, filled fixing points and repaired areas can be prepared to create a more consistent base for decoration.
Flaking paint, unstable filler and other loose surface material are removed before new products are applied.
Doors, frames, skirting boards and other suitable woodwork can be cleaned, sanded and primed before repainting.
Worn or poorly prepared surfaces can be improved before painting, wallpapering or plastering begins.
Wallpaper can conceal the true condition of the wall.
Once it has been stripped, we may find:
- Old or water-soluble adhesive
- Local cracks and holes
- Loose or damaged plaster
- Torn plasterboard paper
- Previous patch repairs
- Uneven filler
- Multiple paint layers
- Areas requiring sealing or stabilisation
Some walls require only cleaning, filling and sanding. Others may need more extensive plaster repairs or complete skimming.
We assess the exposed surface and explain the available options before additional work is carried out.
Textured coatings require careful assessment before they are sanded, scraped, removed or otherwise disturbed.
Asbestos can be present in textured decorative coatings such as some older Artex products, particularly in buildings constructed or refurbished before 2000. Testing or specialist involvement may therefore be required before work proceeds. Any asbestos-related work must be assessed and completed by appropriately trained or licensed contractors where required.
Depending on the coating and test results, the appropriate solution may include:
- Leaving a stable coating undisturbed
- Preparing it for a suitable covering system
- Skimming over an appropriate stable surface
- Limited removal by competent specialists
- Specialist asbestos removal where required
Correcting dents, holes and uneven repairs reduces the likelihood of imperfections remaining visible through the final paint.
Removing loose material and preparing the substrate creates a more suitable base for primers, paint and wallpaper.
Dealing with the underlying condition helps reduce avoidable peeling and premature coating failure.
Preparation reveals whether the surface requires straightforward filling, local plaster repairs or complete skimming.
Where required, we can continue from stripping and preparation through to plastering, painting and final decorating.
We inspect the existing covering, coating or damaged surface and discuss the finish you would like afterwards.
Floors, furniture, fixtures and nearby areas are covered or protected before stripping and sanding begins.
The agreed wallpaper, lining paper or loose coating is removed using a method appropriate for the surface.
Suitable holes, cracks and defects are filled, sanded and prepared. More extensive plastering requirements are discussed separately.
The completed surface is inspected and prepared for painting, wallpapering or another agreed finish.
Every property is different, but the following guide provides an indication of typical surface preparation and restoration costs.
Project
Typical price
Wallpaper removal from a small room
£250–£500
Wallpaper removal from a larger room
£450–£900
Filling and sanding walls in one room
£300–£650
Textured ceiling assessment and preparation
£400–£900
Complete room preparation before decorating
£700–£1,500
Preparation costs depend on the type and number of coverings, the adhesive used, the condition revealed underneath and the finish required afterwards.
Testing, specialist asbestos work, major plaster repairs and complete skimming are not assumed to be included in the figures above.
Please note: These prices are general placeholders rather than fixed quotations. Where wallpaper or coatings conceal the underlying surface, the full extent of preparation may only become clear after removal begins.
We inspect the existing surface and recommend the preparation required for the intended finish.
Surrounding areas are protected, and removal and sanding are completed with consideration for the property.
We explain when filling and sanding will be sufficient and when plastering or another specialist service may be required.
Preparation, plastering and decorating can be managed within one wider project.
We focus on the underlying condition rather than relying on new paint to conceal existing defects.
Tell us about the existing covering or surface, and we will advise on the most appropriate next step.

I hired Capital Painters for my first renovation project and they have been amazing. They made me a quote on the spot, explained every step of the work, provided clear timelines, and worked very hard to meet them. They were always on time, for everything, and very professional. Beyond the excellent quality of the work, what I really liked about them is that they were always available to answer my questions and adjust the work as needed. This was important for me as I was trying to stay on top of a complex project involving a dozen different tradesmen. I'll definitely hire them again.Posted on Google![]()
